Moraira, the most expensive town in the Valencian Community to buy a home

The price of housing in the Valencian Community continues to rise. According to the latest report on the price of housing, during November the price per square metre rose to 2,029 euros, 0.8% more than last month. In annual terms, the price has increased by 15% so far this year.

If we analyse the data by provinces we observe that they are totally unequal. While in the province of Castellón the price per square metre is 1,321 euros and in Valencia it rises to 1,574 euros, in Alicante the value soars to 2,335 euros. In other words, the average price per square metre in Alicante is almost 300 euros higher than in the Valencian Community.

 

In the breakdown by municipalities, the province of Alicante also concentrates the largest number of localities with the highest price per square metre. The first of these is Moraira with 4,053 euros per square metre, followed by Alboraya in Valencia (3,364 euros), Benitatxell (3,239 euros), Calp (3,200 euros), Benijófar (3,112 euros), Altea (3,110 euros), Algorfa (3,039 euros) and Finestrat (3,039 euros).

 

Moraira, prices above 6 million euros

Moraira is a population centre in the municipality of Teulada, in fact, the nomenclature of the Marina Alta municipality is Teulada-Moraira. Despite this, Idealista differentiates between them when analysing the price in these areas. In fact, in Teulada the price per square metre has nothing to do with that of Moraira: 1,784 euros, less than half the price. Teulada is an inland area and Moraira is close to the coast.

According to the latest data from the National Statistics Institute (INE), this municipality has more than 12,000 inhabitants and is just over half an hour's drive from Benidorm.

The prices by area are as follows:

  • El Portet and Pla del Mar: 5,087 euros per square metre.
  • Town Centre: 4.280 euros per square metre
  • Benimeit and Tabaira: 3.896 euros per square metre
  • Paichi: 3,866 euros per square metre
  • Moravit and Cap Blanc: 3.806 euros per square metre
  • Pinar de Advocat and Cometa: 3.737 euros per square metre

Thus, the areas closest to the coast are those where prices are highest.

 

If we go to the properties portals and filter for the highest prices we can see that in the area of El Portet and Casco Urbano there are some impressive villas with swimming pool and spectacular sea views for 6,500,000 euros. These are villas of more than 500 square metres and all kinds of luxuries not suitable for all budgets.

 

Of the total number of properties for sale in Moraira, almost 10% of them cost three million euros or more. This gives us an idea of the price level of this area and why the price per square metre is the highest in the Valencian Community.
